MLL & Ascendas-Firstspace’s 1 million square foot warehouse park in Talegaon

One of India’s largest providers of integrated logistics solutions and Ascendas-Firstspace – a developer of industrial real estate, announces the construction of a new 1 million square foot multi-client warehouse park in Talegaon, Pune. With extensive connectivity, all development will be spread across three phases, with the first phase of 0.5 million square feet expected to be operational in late 2023-24.

Ascendas-Firstspace Pune Talegaon-II logistics park covers 40 hectares. This is the second micromarket project by Ascendas-Firstspace, a joint venture between CapitaLand Investment and Firstspace Realty. It is part of the Chakan Talegaon Industrial Corridor (CTIC), one of the most important manufacturing clusters in India. The area was a traditional manufacturing base for large automotive, engineering, and electronics companies. The CTIC corridor is currently experiencing significant growth due to the success of the Make in India program.

For Mahindra Logistics, this will be an important part of MLL’s pan-Indian network of multi-user facilities in a strategic industrial cluster.

Mahindra Logistics’ modern A-grade warehouse, located in the Chakan Talegaon Industrial Corridor (CTIC), will be designed according to the company’s sustainability standards. It is being developed with a focus on recycled building materials, liquid disposal, renewable energy waste disposal and state-of-the-art automation.

Rampraveen Swaminathan, Managing Director & CEO of Mahindra Logistics, said: “The Chakan region is one of India’s leading industrial and consumption clusters. The region is the largest area for Mahindra Logistics and we are pleased to announce this investment in partnership with Ascendas-Firstpace. The 1 million SFT facility will allow us to further expand our offering of integrated solutions to key customers in the region and offer world-class technology-enabled solutions. The location will also house our first Automation Technology Center and will focus on DEIA talent development. Designed to be an IGBC/LEED certified facility in line with our vision to become carbon neutral by 2040.”
